Features:- Only 35K miles, runs great. 454 Chevy engine,- Turbo 400 automatic transmission (serviced at 31,000 miles).- New air suspension bags were recently installed (in the front coil springs).- The 2 inch hitch receiver was reinforced by Joe Hauler to enable supporting a large motorcycle.- New engine battery was installed in March 2015 and a new 4 amp battery tender.- The interior is in very nice condition, No smoking and no pets.- At 31,000 miles new spark plugs, plug wires, engine belts and water hoses, were replaced.- Recently it was fully serviced and made ready for a 400 mile trip up north so it is road ready.- Changed oil and oil filter, lubed all the chassis grease fitting - then a change of personal planscancelled that trip. It has not been driven since servicing.- Onan generator has only 167 hours of usage.- The top roof seams were sealed with Etrnabond tape which is claimed to last 15 years out in the desert heat so should not require the the messy and laborious (or expensive) annual roof resealing. The job was done very thoroughly, the long quarter round extrusions along the top/side were removed and thoroughly cleaned. The metal structure was cleaned of rust and painted with Rustoleum primer then the long extrusions were replaced using double backed molding/trim tape for a permanent leak-proof seal to the the fiberglass roof then the Eternabond tape was placed over the seams for a second positive seal.. New stainless screws were used in reassembly. So, it should not need resealing for the next 12 to 15 years.- large awning is in good condition.- Kitchen stove and microwave works well.This unit is ideal for someone who is a bit of a handyman and capable of making typical motor home repairs who wants to avoid paying more than twice as much for a unit in perfect condition. (Entire vehicle running gear is in excellent condition.)Negative items:Although the engine, running gear and tires are in excellent condition it has spent a lot of time outdoors so the exterior shows weathering. Also,- The refrigerator and tub need repair/replace. If it is to remain parked and lived in then a small home type refrigerator would serve just fine. If you will be travelling then the frig should be repaired/replaced as it also runs on LP gas.- the bathroom floor needs new vinyl flooring installed - new toilet was installed a few years ago.- Needs a thin oak plywood facing on the cabinet.under the sink.- Some some exterior fiberglass repair is needed.- One side window needs to be replaced.- The two deep cycle marine or RV batteries need to be replaced.- a water pipe needs to be replaced. I recommend that you come and see this item before purchasing to make sure you want to make the purchase. I need to get it sold as soon as possible and want a purchase that will close.
