2011 Franklin Coach Park Model Classified as a 40ft camper. The box is just over 39ft the back bumper is 1 ft and the tongue is just over 4ft. Total length is about 45ft Excellent condition overall Very spacious open floor plan with 2 bedrooms and 2 large power slides. Classified as a travel trailer and park model but does have all 3 water tanks and built in pump for using as a large travel trailer. Empty Weight is 9500lbs so if you are using as a travel trailer keep in mind this is a heavy trailer when loaded. 2 Air condition units. One is ducted throughout the camper the 2nd unit is dedicated to the master bedroom. Full size washer and dryer included and is very nice when staying semi-permanently or even camping. Full Size refrigerator Gas stove and oven. Not full sized but worked great for us. Small microwave Lots of storage and cupboard space Very large closet in the master bedroom Power slides, Awning and power jack 2 reclining chairs in the living room. I had a full size couch in there while we lived in it. You could add a full size couch with pull out bed to sleep even more people. There is no TV included but I had a 40" flat screen TV that fit great in the corner TV stand. There are speakers throughout the camper and there is a built in dvd/cd player that you can connect to your tv. Gas powered furnace and electric "fireplace" included. We used the electric fireplace to keep the camper warm for all but the coldest winter nights in Pennsylvania last winter. My wife and I lived in this camper for 6 months (August through January) and we had both extremes of weather. The 2 air conditioners kept the camper very cool on the hot August days and the electric heater kept the camper warm except when it got extremely cold and then we ran the propane furnace. It is well insulated but does not have an enclosed underbody. We enclosed the bottom of the camper with foam block insulation to keep it warm as we lived in it through last winter. If you are from the area you know last year was one of the coldest winters we have had in many years. We stayed in the camper for weeks that were in the single digits without problem. However, one day was extremely cold and we had a pipe freeze then break. The water soaked the charge controller and ruined it and soaked the carpet and floor in the bedroom/bathroom. We immediately cleaned and dried the camper out. I just installed a brand new charge controller in the camper as a result of the broken pipe/leak, and everything is functioning like it should again. History:This camper was sold new in 2011 for apr. $38,000 according to Keystone RV Center. Keystone RV acquired it on a trade toward a new travel trailer. It was on their lot for a few months before I purchased it in June of 2013. I was moving to a new house that needed remodeled so we lived in the camper from August until January of this year.Since January it has sat empty. I have not had time to take it camping and we have not needed it since we finished remodeling.I have recently tested the appliances the AC and the furnace and they all work fine. Quick History on Franklin Coach Campers: Franklin Coach were well known for building quality campers for 65 years. In 2007 Franklin Coach was devastated by a tornado that destroyed their factory. They didn't build campers for a while but then started building them on a very small scale until about 2011. If you search for blue book values you will only find franklin coach up to 2008, because they produced so few trailers after the tornado. I was not able to find the book value for this particular camper online but even the 40' twin slide Franklin built in 2008's NADA average retail is over $19,000. This model is a 2011 and would have an even higher NADA book value. Description of the condition: In great condition overall. But there are some small things that could be fixed. Minor cracks on exterior decals (see pictures). Small cracks in some pieces of interior trim (see pictures) A window or 2 may need re-caulked soon. (In heavy storms there is some moisture that sometimes gets in around the bedroom window.) I might have time to get it sealed before the auction ends. The bed/couch in the 2nd bedroom has some cracking in the leather but nothing major (see pictures). Should have new smoke/carbon detectors installed. There may be other very minor defects that I am missing that need addressed but no major problems at all. You could move right in to this camper as is or start camping right away. I tried to list everything I could think of. This camper is in nicer condition than the vast majority of them out there. The AC and heat work great, All appliances function well. The electric awning and slides work well. It would be hard to find a nicer camper at this price. Buying Process: Deposit should be made through paypal. I do have a loan on this camper that I will pay immediately after payment is received. The loan company told me it may take a few weeks for the title to come to me. As nice as this camper is I would still recommend that you come look at the camper before you buy just to be sure you are happy with the layout and overall condition. I really believe this is an extremely nice camper and I think you will be very happy with the condition of this camper. I love the layout of the camper as it provides more privacy than many of the other designs. I have tried my best to describe everything as accurately as possible.
