This would be an excellent camper for anyone wanting to stay extended periods of time. Great for a family with children, pipeline workers, traveling business professionals, or retired people who would like lots of room. We are the second owners of this nice 5th wheel. We have started a new business and have only had the opportunity to use it once in 2013. I'll try to give you the best description I can, but please, if you have any questions call me and I'll answer anything you want. Here's what I'll tell you about the camper: Teton built an amazing camper, they were considered one of the best in the business. They were priced so high that only a select few could afford them, so in consequence, limited numbers were built and sold. The ceiling, side walls, and floor are insulated better than any production camper built today. The sewer discharge and all tanks have 12v heaters and heat tape, the underbelly is also heated by the furnaces. Suitable for very cold climates! This camper was custom built in 2005 at a retail cost of over $165,000.00!. The normal Scottsdale Royal in this model would be a 40', the custom bunkhouse model was extended to measure 44'10". The camper is insulated like nothing built today (I believe R43 floor, R15 walls, R19 ceiling) and is as solid as a well built home. It pulls super nice and rides unbelievable. My wife left her Pepsi can on the counter coming back from Gatlinburg...still there when we got home in Illinois. Camper has Moreryde suspension with new shocks and a airbag pinbox. Camper pulls very easy, we've pulled it with my 2009 3/4ton Duramax w/airbags, we also have a 2010 F350 single rear wheel diesel both pull it fine. Pin weight is about 3000-3500# Full loaded weight around 18500# Trailer has 3 - 8000# Dexter axles. Lots of room in the camper! We love it. The kids have a huge bedroom with full size twin beds, entertainment center, separate closets/dressers, and lots of other storage for clothes/toys, etc. Sliding solid cherry pocket door insulate them from the huge living room. The living room is 13' wide by 12' long! Has surround sound with 42" LED tv on swivel platform, stained glass light, and fireplace . Kitchen has (2) two slide out pantries, big frig, dishwasher, Corion counter tops, high end residential solid brass, nickel plated faucets, micro/convection, and center island. The kitchen table is also a custom Amish built solid cherry piece with 4 matching padded chair. We also have a 3/8" custom cut glass top made for it. Table is beautiful and perfect. Lots of woodwork, all cherry, lots of lighting, indirect lighting on floor and above upper crown moldings, super solid floor with high end residential carpet and pad....just very exquisite. The upper area has a big toilet room with new in 2010 porcelain toilet, huge corner garden tub/shower combo, brand new (in 2011) residential size washer and dryer. The bedroom also has lots of storage (you'll never run out of room), pull down 20" TV in the ceiling above the bed, nice cedar lined closet with shoe rack...and more and more and more! lol The camper is unbelievable. On the outside the awning is electric and has maroon Sunbrella material NOT cheaper vinyl. Is has wind control and will roll back up if the wind gets too strong. The feature can be shut off. The front jacks are hydraulic. The rear stabilizers are electric. Optional anti-sway bars were installed on the from jacks and rears in 2010 ($500). The camper does not wiggle around at all! You'd think you were in an oversize, high end New York apartment! The camper had been used less than 20-30 times before we purchased it in 2010. Everything, for the most part, was in very good condition, but I am very picky so we did quite a few little things to make sure it was near perfect: Day/night shades were showing a little age so we replaced all of them with new day/night shades and privacy curtain in master bedroom. I researched and purchased the same brand and quality originally installed by Teton. Cost was around $1500. 12v water system was like every other, turn it on and you get...thump, thump, thump as the pump runs. Removed the older style pump and installed a 15gpm variable speed pump (quiet and great pressure). I also installed a 5 gal well pressure tank to allow a considerable run time before the pump kicks on and pressurizes the system again. Works so nice! $1000 We have local Amish craftsmen near us. Hired them to come in and lightly scuff the cherry woodwork throughout the entire camper and coat with new polyurethane...two coats, sanded between them and buffed after 2nd coat. Looks amazing! $5000 Furnace (1 of 2) had never been used since new, motor was stuck. Pulled both out, cleaned, replaced one motor, and checked for correct operation. Both now work perfect $400 Water heater was aged, still working fine, but wanted more capacity. Installed a new 16gal high efficiency DSI waterheater with electric and propane, never runs out of hot water. $900 Hired a HVAC serviceman to also come out and clean the entire A/C duct system, cooling coils, and condenser/compressor. Works perfect and super quiet! $300 Entire exterior is painted and clear coated. Buffed and waxed the entire camper every year (including 2013). All exterior lighting was replaced in 2013 with LED's. Looks awesome! $850 New wheels and the best Goodyear G614 tires. All stainless steel center caps and lugs. $3500 In spring of 2012 I also had all new bearings, races, seals, and brakes installed. Brake shoes are at 95% Also installed front and rear stabilizer bar systems. $750 In spring of 2013 we purchased and installed a new recliner sofa (both ends recline) and loveseat (both sides recline). Used once since! $3200 There are a couple little things that need to be fixed to make it 100%. For the first 5 years it was stored outside (we store in doors 90% of the time). The very top radius on the front and back I've noticed the clear coat is starting to peel a bit, easy fix at a body shop and probably $500 or less would cover it. Under the front of the camper the previous owner accidentally dropped the trailer on the truck bed (the jacks are fast!), there's a spot on both sides that needs a little spot puddy, paint, and clear coat. I would guess less than $500 to fix that as well. Just want to explain everything. I'm sure I've forgotten something, but this will give you a good idea of the love (and money) we've put into this, and the quality you would be getting. May consider an interesting partial trade. We've had this listed a couple times already and have had lots of interest, just no one with the right money. We talked to a couple high end RV dealers and they helped us establish a value. NADA or any other source DOES NOT list these RVs. Teton built very few of the 44 bunkhouses, not enough to be listed on any value resource publication. New this camper listed at over $176,000 and, even with discounts, sold for $165,000 we were told by the original owners. NADA does list the Teton Royal Scottsdale 40' with rear living room. This RV with comparable equipment lists for Average Retail $70,275.00. The original retail of that unit is about $30 - $35,000 less though. So we've been told the "average book value" of the 44 bunkhouse Royal should be around $80,000.
