This heavily used old trailer won't win a beauty contest, but it is leak-free, cozy, self-contained, and has everything you need for immediate occupation. I've had several small old trailers, and this one is by far my favorite. This trailer has been in nearly constant use for the last 3 years, and surely has some other maintenance and/or repair issues that I haven't mentioned here, but is essentially ready to go right now. Hook it up to your truck, take it to the woods, and be cozy and warm. I've even left dishes in the cupboards, clean sheets in the cabinet, and silverware in the drawer. I use a handyman jack and jack stands for leveling; you can have the jack stands. General Notes The heating system is custom and is the best you've ever seen in a camper. The new (2013) axle has less than 5000 miles on it, and the tires are also fairly new and in great shape. There's a full-size spare in the rear compartment. The main bunk has a futon on it which is thick and great for keeping the cold out from below. There is new (2013) linoleum throughout the main living area. It's easy to keep clean and looks nice. All of the cabinets are in pretty rough shape, but serviceable. At least two of them have broken latches. The galley countertops and the table have heavy scratches and wear marks, but are intact and not structurally damaged. There is no refrigerator, only an ice box. It is original and also shows signs of heavy wear, but is not broken or damaged. The 3-burner propane stove is clean and trouble free. The oven looks like heck but works great and doesn't smoke. There is a large impromptu shelf above the bunk made from plywood. It's ugly but holds your gear. The roof was re-sealed in 2012 and is still perfectly water-tight. The windows are in pretty rough shape, one of them has been boarded up and all of them are drafty, but they open and close and have curtains. The door has trouble closing and is also drafty, and the doorknob is junk but works. There is no toilet. Thank goodness for that, if you ask me. The galley faucet does not work. I don't use the original water tank, because water in it freezes during the winter. There is a 10-gallon galvanized portable tank that I keep on the counter top with its spigot sticking out over the sink. The sink drains directly to the outside, I usually put a bucket under the drain. The 110V system is intact but has unusable because the plug on the outside is broken. I never replaced the plug because I don't use 110V. There are places to plug in your car chargers for phone and laptop, so the solar panel can power everything you need. Heating System Excellent and economical heat! A 4-gallon propane-fired boiler heats a glycol mixture to 170 degrees F, which is then circulated by a 12V high-efficiency pump through 3 independently controllable loops: 1 large double radiator under the galley table, 1 small single radiator in the center on the right side, and a foot-warming loop at the foot of the bed. There are two 7-gallon propane tanks (replaced the small tanks you see in the photos), which is enough fuel to run the heat and do your cooking for 4 weeks in zero-degree weather, and for up to 2 months in weather near freezing. The glycol mixture is currently 15%, I think, so you may need to adjust it if you're going to be in seriously cold weather. When the windows are sealed with plastic (I usually wrap the window screens in saran-wrap during the winter), this system can keep you warm in nearly any weather, compensating adequately for the poor insulation that these campers unfortunately have. The state-of-the-art European radiators provide clean, dry heat. The one under the galley table will warm you up fast when you come back from a long day in the blustery weather, and the little one in the middle is a great place to dry your socks. The foot-warming loop at the foot of the bed is directly above the boiler, and circulates by convection even without the pump. Enjoy a cozy night's sleep with warm toes, no matter what the weather is doing outside! The radiators have bleed valves you can use to purge air from the system. This is often necessary when the camper experiences big changes in altitude. Electrical System There are 2 marine-grade deep-cycle batteries, each of which will run the high-efficiency low-draw circulation pump for the heater for 2 weeks without re-charging. A top-of-the-line 60W solar panel and 6A charge controller keep your main battery fully charged, even in overcast weather. The panel's 90% efficiency means you don't have to worry about how much sun you're getting, just keep the panel free of snow. There are 12V lights inside, but I usually use the propane lantern above the galley table. The electric light over the galley is useful for cooking, though. LED tail lights are bright and safe, and won't change the blink speed even on older trucks using the old thermo-flasher. One of them is damaged from backing into a post, but it's just cosmetic. The light still works and since it's LED it's still red, so you won't get pulled over for it. There is no 110V power, but all it needs is an external plug to get that system working again. Note on the Photos The photos here are recent and representative, but they don't show the damage to the tail light and rear left corner or the broken front window and damaged awning. They show small propane tanks which have now been replaced with big ones. You are responsible for inspecting the trailer before you agree to buy it. My opinion about the worthiness of the trailer for occupation may differ from yours. I've been living in it and I find it comfortable, but I'm used to living a bit rough, so I don't guarantee it won't offend more delicate sensibilities. Please be sure before you commit to buy.

We made that trip and few others, about 4000 miles total on the trailer since the gut and restore. You can camp with or without hookups. The solar panels really work perfectly. The generators have very low hours and are practically new. If you have any questions, please ask and I will get back to you in a timely fashion Also the clear coat coat has been stripped. It's ready to be polished. I have all of the supplies and the cyclo tool to buff the polish. The supplies include all the polish, bonnets, pads, cloth, and pad cleaners. 2011 Franklin Coach Park Model Classified as a 40ft camper. The box is just over 39ft the back bumper is 1 ft and the tongue is just over 4ft. Total length is about 45ft Excellent condition overall Very spacious open floor plan with 2 bedrooms and 2 large power slides. Classified as a travel trailer and park model but does have all 3 water tanks and built in pump for using as a large travel trailer. Empty Weight is 9500lbs so if you are using as a travel trailer keep in mind this is a heavy trailer when loaded. 2 Air condition units. One is ducted throughout the camper the 2nd unit is dedicated to the master bedroom. Full size washer and dryer included and is very nice when staying semi-permanently or even camping. Full Size refrigerator Gas stove and oven. Not full sized but worked great for us. Small microwave Lots of storage and cupboard space Very large closet in the master bedroom Power slides, Awning and power jack 2 reclining chairs in the living room. I had a full size couch in there while we lived in it. You could add a full size couch with pull out bed to sleep even more people. There is no TV included but I had a 40" flat screen TV that fit great in the corner TV stand. There are speakers throughout the camper and there is a built in dvd/cd player that you can connect to your tv. Gas powered furnace and electric "fireplace" included. We used the electric fireplace to keep the camper warm for all but the coldest winter nights in Pennsylvania last winter. My wife and I lived in this camper for 6 months (August through January) and we had both extremes of weather. The 2 air conditioners kept the camper very cool on the hot August days and the electric heater kept the camper warm except when it got extremely cold and then we ran the propane furnace. It is well insulated but does not have an enclosed underbody. We enclosed the bottom of the camper with foam block insulation to keep it warm as we lived in it through last winter. If you are from the area you know last year was one of the coldest winters we have had in many years. We stayed in the camper for weeks that were in the single digits without problem. However, one day was extremely cold and we had a pipe freeze then break. The water soaked the charge controller and ruined it and soaked the carpet and floor in the bedroom/bathroom. We immediately cleaned and dried the camper out. I just installed a brand new charge controller in the camper as a result of the broken pipe/leak, and everything is functioning like it should again. History:This camper was sold new in 2011 for apr. $38,000 according to Keystone RV Center. Keystone RV acquired it on a trade toward a new travel trailer. It was on their lot for a few months before I purchased it in June of 2013. I was moving to a new house that needed remodeled so we lived in the camper from August until January of this year.Since January it has sat empty. I have not had time to take it camping and we have not needed it since we finished remodeling.I have recently tested the appliances the AC and the furnace and they all work fine. Quick History on Franklin Coach Campers: Franklin Coach were well known for building quality campers for 65 years. In 2007 Franklin Coach was devastated by a tornado that destroyed their factory. They didn't build campers for a while but then started building them on a very small scale until about 2011. If you search for blue book values you will only find franklin coach up to 2008, because they produced so few trailers after the tornado. I was not able to find the book value for this particular camper online but even the 40' twin slide Franklin built in 2008's NADA average retail is over $19,000. This model is a 2011 and would have an even higher NADA book value. Description of the condition: In great condition overall. But there are some small things that could be fixed. Minor cracks on exterior decals (see pictures). Small cracks in some pieces of interior trim (see pictures) A window or 2 may need re-caulked soon. (In heavy storms there is some moisture that sometimes gets in around the bedroom window.) I might have time to get it sealed before the auction ends. The bed/couch in the 2nd bedroom has some cracking in the leather but nothing major (see pictures). Should have new smoke/carbon detectors installed. There may be other very minor defects that I am missing that need addressed but no major problems at all. You could move right in to this camper as is or start camping right away. I tried to list everything I could think of. This camper is in nicer condition than the vast majority of them out there. The AC and heat work great, All appliances function well. The electric awning and slides work well. It would be hard to find a nicer camper at this price. Buying Process: Deposit should be made through paypal. Payment in full by cash or cashiers check in person at time of pickup Bill of Sale will be provided at time of purchase. I do have a loan on this camper that I will pay immediately after payment is received. The loan company told me it may take a few weeks for the title to come to me. Please call or email me if you have any questions or concerns about waiting for the title. I should be able to leave my tag and insurance on the camper so you can move it to your location. As nice as this camper is I would still recommend that you come look at the camper before you buy just to be sure you are happy with the layout and overall condition. I really believe this is an extremely nice camper and I think you will be very happy with the condition of this camper. I love the layout of the camper as it provides more privacy than many of the other designs. I have tried my best to describe everything as accurately as possible. Please ask me if you have any questions or need pictures of anything specific. eBay will only allow 24 pictures in the listing so let me know if you need me to send you close ups of anything.
